Bro, Siam Square/Siam Paragon/Central World Plaza/MBK area is the same as our orchard road hor...
Rental in these areas is probably the highest in BKK. It is probably in the region of THB 2,500 and above per sqm.
If you want to set up a coffee shop using just SGD 10K, my suggestion to you is to go further from the central BKK areas. There is no way you can set up a coffee shop with just SGD 10K in the areas you mentioned.
